Shanley Hotel

Performed property analysis of a 4,000-square-foot historic motel in the Hamlet of Napanoch to determine the most expedient and economical path to gain Town of Wawarsing Planning Board approval for use as a tourist attraction called “Ghost Hotel.” Provided professional zoning analysis and fire code interpretations for the Town of Wawarsing Planning Board that resulted in optimal renovation. The Shanley Hotel has 10 rooms and is now fully operational and open for business. 

New York City Department of Environmental Protection

Provide construction management and oversite for the rehabilitation of 60 flood- and storm water-damaged residential homes within a specific targeted area by the Town of Wawarsing in Ulster County, NY.
Interfaced directly with key management from the NYCDEP, located in Grahamsville, NY.

Since the 1990s, the DEP has been monitoring leaks in a portion of the aqueduct that connects the Rondout Reservoir in Ulster County to the West Branch Reservoir in Putnam County, specifically in the New York State towns of Newburgh, Orange County, New York and Wawarsing, Ulster County. There are two areas of significant leakage in the Rondout-West Branch Tunnel (RWBT) portion of the Delaware Aqueduct, the Wawarsing and Roseton crossings. Together, they leak approximately 35 million gallons of water per day. While the Wawarsing crossing can be repaired from within the tunnel, the Roseton crossing poses additional challenges. Therefore, DEP plans to construct a bypass tunnel around the leaking areas in Roseton. This would consist of a new tunnel segment to bypass the leaking section, and two shafts at each end – one in the Town of Wappinger, Dutchess County (east connection site), and one in the Town of Newburgh, Orange County (west connection site). Once the shafts and bypass tunnel are constructed, the aqueduct would be momentarily shut down, allowing time for the leaks in Wawarsing to be repaired, and the bypass tunnel connected to the existing tunnel. This work would begin in 2020 and take between six and 15 months.
 
Town of Ulster and the Town of Wawarsing projects are similar in nature. They involve site inspections, damage estimating, specifications, construction oversight and all associated administrative work. All work was performed thru the CDBG (Community Development Block Grant) program awarded to each township.  Each town received $600,000 in grant funds for repairs and replacements for insulation, roof materials, and windows.

Cano’s Recycling – Kings Highway – Saugerties NY

Provided zoning analysis, site plan drawings for Town of Saugerties Planning Board. Approval pending.

The applicant intends to establish a metal recycling facility solely within the interior of the rental building. (Light Industrial / Industrial Use). The facility will provide services that include purchasing only non-ferrous dry metals. Collected materials will be stored for separation and processing within the facility. Materials such as electrical motors and related parts will be handled according to standard practices.
